Condo owners: Minimum stay question

I%26#39;ve seen many condos have a minimum stay (usually a week). I%26#39;m wondering how to reconcile this with a one night stay in Hana.



Realizing I will have to ask the owner directly, I%26#39;d like feedback on this:



What we would like to do is go to Hana and spend a night mid-week. If a condo owner requires a minimum 6 night stay, would we be penalized for staying 4 nights, leaving a night and coming back to the same room 2 nights? Do any owners even let you split your stay like this?





Sorry if this is confusing- I%26#39;ve never done a condo OR maui stay before and just want to make sure we%26#39;re aware of everything.

First, there is no rule that EVERY owner follows, it%26#39;s a matter of choosing how to run the business, how much the owner needs the business.





While I%26#39;m not on Maui, I%26#39;ve had a vacation rental, so I%26#39;ll answer from that experience.





You must realize that every time a place turns over it has to be cleaned, which costs a fair amount. One night or a week, the cleaning is not that different, so no wonder owners don%26#39;t care to do one night stays. A hotel has a staff that is constantly doing rooms, stayovers and checkouts, and they can afford to deal with one night stays.





If you stay for 4, leave for 1, and come back for 2, how could the owner rent the condo for the night you%26#39;re gone? And even if they could, your 2 stays would require 2 cleanings, plus the one night stay another cleaning, which is 3 cleanings in one week. One reason for a minimum stay is to have ONE cleaning, and part of the way an owner sets the rate of the condo is how much it costs to run it, i.e. that rate is reasonable IF renters stay 6 days.





Essentially you are tying up the condo for seven nights and I would not view it as a ';penalty'; to have to pay for that. If an owner wants your business they can make any arrangement they like, but I would urge you not to feel like you%26#39;re being gouged or penalized, rather understand they are doing you a big favor if they cut you a deal.





Some rentals have a weekly rate special where there%26#39;s a discount once you stay 7 days; you might look into finding one of those and just take it for the week. An advantage to a ';one rental'; approach is you do not pack up all your stuff to go to Hana for a night, just what you truly need. You come back to your condo with your food in the frig and all moved into.





That would cut down a lot on the vacation time you lose changing lodgings.

I did an island hop for 3 days a couple of years ago, kept my condo on Maui as well as the car for that time. I felt that the time wasted in moving and re-renting a car was not worth it. I do know that if the unit is unoccupied, there are less taxes for the owner or resort and we were asked to let the property know... not sure if this applies to the owner in your circumstance, however.




You would need to ';double book'; for the one night you are renting elsewhere and staying in Hana. You lose that night%26#39;s rent. Or, you could book a short stay elsewhere (4 - 6 nights) and then do your overnight in Hana. You will pay more per night for the short stay than you would for a stay of 7 - 27 nights, but it could come out in your favor.





BTW, are you in Lincoln or Peoria?




Last time we wre there we spent our last night in Hana. We had a red eye home so it allowed us take a leisurely drive to Hana - have a nice dinner at our condo - and spend the next day exploring, driving all the way around the back way and ending the evening with pupu%26#39;s at Mama%26#39;s. We had left our luggage at a storage facility near the airport. We were able to explore in our convertible with the top down and no theft worries. Worked out beautifully!
